Do you do property management as a standalone service?

No. Tiffany runs property management for properties WE own (post-acquisition). We don't take on standalone PM clients — that's a different business model and we focus on acquisitions + dispositions.

What if I need help that isn't on this list?

Off-list situations come up — multi-state probate, partition actions on inherited family property, judgment liens, IRS tax liens, code-enforcement violations, abandoned properties without clear title. Are foreclosure-rescue services regulated?

Yes, depending on the state. Some states (including Florida) have foreclosure-rescue laws requiring specific disclosures, cooling-off periods, and prohibitions on certain transaction types. We comply with the FL Foreclosure Rescue Fraud Prevention Act and equivalent statutes elsewhere — every foreclosure-stage contract includes the required disclosures and the statutory cancellation period.
