The most common ways would be:
Rehabbing – buying your house, fixing it, and putting it back on the market for sale.
Buy and Hold – buying your house, fixing it, and making it a property that generates Income – by monthly rents
wholesale – buying your house; and use our connections with investors in the area in order to resell it to them. So that they can fix it and use it for one of the other 2 options above.
We will make a contract with you, which legally binds us to share our profits based on a percentage from the spread of the deal.
The spread – the difference between the price we paid for your house and the price we are getting paid when we resell the house.
In case we fixed your house and then we decided to rent it out, the only way to know the ARV (After Repair Value) is by working with a licensed appraiser, since we are not selling the house. Both Parties will share the cost of the appraisal and when we have the final number you would get a percentage of the spread based on what’s been agreed by both parties prior to purchasing your house.
We would show you the transaction details, and you’d get a percentage of the spread based on what’s been agreed upon by both parties prior to the purchase.
